The property from the air: the reef line offshore, the compound on the beach, mangrove behind

Xcalak · Quintana Roo · Mexico

Ten beds at the end of the road.

XTC reopens in July 2027 — five rooms, two boats and a private pier on the reef front, in the last town on the Quintana Roo coast before Belize.

Opening July 2027, subject to the construction schedule. Nothing is bookable before then.

What it is

One property, three operations, one package.

Room, board and the day on the water are one price. Nothing is sold à la carte.

XTC Dive Center

Diving inside the national park

Recreational diving inside Parque Nacional Arrecifes de Xcalak — 17,949 hectares on the Mesoamerican Reef, the second largest barrier reef system in the world. Sites are five to thirty minutes from our own pier. La Poza, the “Tarpon’s Hole”, is a narrow channel with resident tarpon and spotted eagle rays working the current. Nitrox is standard, not an upsell.

XTC Fly Fishing

The Chetumal Bay flats

Guided flats fishing for permit, bonefish, tarpon and snook. Catch and release, two anglers to a skiff with a local guide. The bay and the Xcalak flats are a world-class permit fishery; the peak runs are March to June and October to December.

The lodge

Five rooms, full board

Five double rooms, a pool, a purpose-built dive facility and a private pier on the reef front. Xcalak has no public boat ramp; this property launches its own boats on its own winch. No other property in town has the pier, the dive facility and the launch together.

XTC Dive Center is a PADI 5-Star Instructor Development Center, and has been since long before the closure. Photographed in 2015, while the business was trading. The property is being rebuilt and reopens in July 2027.

Why it is small

Six divers per guide. That is the law, not the marketing.

The park management program limits a guide to six divers by day and two at night. With ten beds and one dive boat, we never queue and never split a group to make the numbers work. A forty-room hotel does not fit in that ratio — which is precisely why one was never built here.

Where it is

The end of a single coastal road.

Xcalak is the last town on the Quintana Roo coast before Belize: 436 residents, no gas station, no ATM, no hotel chains. It is 200 km from Chetumal and 650 km from Cancún — six to seven hours by road. Getting here is a decision, and we would rather you make it with the real numbers in front of you.

Summer

Dive season. Calm water, long visibility, and the European travel calendar.

Winter

Fly-fishing season, and the season of foreign residents on this coast.

Neither season coincides with the Cancún peak. Two peaks, one year.

The short version

Fifteen years, a closure, and a reopening.

XTC ran on this land from 2008 until April 2024, when it closed. The property is now being rebuilt and reopens under a management contract with The Chilam Group, whose principal built this same business on this same site over those years. The reef did not go anywhere. Neither did the flats.

The list

Two years out, and taking names.

We open in July 2027 and we plan around guests who plan six to twelve months ahead. Leave your address and we will write when the packages, the dates and the rates are published — and once, briefly, when we open. Nothing else.
